Newcastle Rental Vacancy Rate Hits 1.1% in June 2025

Newcastle’s rental vacancy rate sat at 1.1 per cent in the June quarter, according to CoreLogic figures released this week, forcing applicants to compete for every available property in inner suburbs.

The tight supply comes as Sydney buyers continue to spill into the Hunter, pushing the regional median house price to $715,000 and leaving more households priced out of ownership. Rents have risen steadily since the start of 2025, with one-bedroom units in central Newcastle now averaging $520 a week.

Renewal zones tighten supply

Port precinct redevelopment along Carrington Road and the ongoing Islington and Mayfield renewal projects have removed dozens of older rental dwellings from the market while new stock remains months from completion. The Newcastle Port Authority’s shift toward mixed-use sites has also displaced short-term rentals that previously absorbed overflow demand from the university and hospital precincts.

Local agents report that listings in Mayfield and Islington now attract eight to ten applications within the first 48 hours, with many tenants offering above asking rent or longer lease terms to secure properties near the Hunter Street light-rail corridor.

Price gap widens

The NSW median of $720,000 remains out of reach for many local households earning under $95,000, according to the most recent ABS income data. Domain’s June rental report showed Newcastle rents climbed 7.8 per cent over the past twelve months, outpacing wage growth in the same period.

Prospective tenants are advised to prepare documentation in advance, widen their search to include Wickham and Hamilton South, and contact agents directly as soon as properties hit the market rather than waiting for open inspections.
