Newcastle property records show downsizers accounted for 38 per cent of sales in Hamilton and Merewether between January and June this year, up from 29 per cent in the same period last year.

Homes along Beaumont Street in Hamilton sold at a median of $785,000 in the first half of 2026, while properties near the Newcastle Harbour foreshore in the port precinct transformation zone moved at an average $695,000. Both locations sit within walking distance of the Newcastle Interchange and the newly upgraded Royal Newcastle Centre, giving residents direct access to buses, trains and specialist health services without needing a car for daily errands.

Mayfield's renewal area has also drawn attention. Several three-bedroom cottages on Maitland Road changed hands in May and June to buyers moving from Lake Macquarie, citing the suburb's proximity to the Hunter Medical Research Institute and the planned expansion of the Mayfield East community hub.

Price signals and next steps

The NSW median dwelling price sits at $720,000, yet Newcastle's inner-east median remains $85,000 below that figure, a gap that has narrowed only slightly since the start of 2025. Local data from the Newcastle and Hunter Region Real Estate Association indicates stock levels for two- and three-bedroom homes under $750,000 have fallen to 11 weeks of supply, the tightest reading since late 2023.

Buyers considering a move should inspect properties early in the week, when competition from interstate investors is lighter, and check current strata or body-corporate fees before making offers. Settlement times have shortened to an average 35 days in these suburbs, so pre-approved finance remains essential.
